How to register a property?

Once given from alta, clicking on Add property fill in the address details of the property. Here we can select the type of property (room, flat, vacation rental, long term, garage, storage, ...) and with this the property is discharged.

How to register a contract?

Once a property is registered, selecting the property and clicking on 'Contract', and then on the option 'Upload contract' we can indicate the start and end dates of the contract, put a label to differentiate the contracts and upload the contract in PDF if we want to sign it online or simply to have a copy in the cloud. All details of a property are editable, and can be changed in the future. If we indicate an end date of the contract, the system automatically sends a notification to each of the parties when the contract is going to end. We will also be able to see in Rentger's calendar information regarding the property contract such as the end date of the contract or the rent update date.

The contracts can edit the start and end dates or access 'See details' to make communications or to include income from rents or bonds.

Click on edit to change the start and end dates of the contract or to attach the contract in PDF.

If you add an end date to the contract the system will notify the parties by email 2 months and 1 month before the end of the contract.

Field Description
Label Identification label of the contract, a name for the sea easier to find the contract.

How do I add a rent?

There are different ways to add rent to a rental and track it.

1. In the main menu by clicking on 'Add revenue', and selecting the real estate asset and the contract.

2. Within a property/asset by selecting 'Add Revenue', and selecting the contract.

3. Within the contract of a property/asset, select 'Rent' and then click on 'Add rent'. Then in one of the rents select 'Add charge'.

There are different ways to follow up.

1. Online rent collection.. Putting in the system the bank details of both the owner and the tenant can automate the collection of rent online, so that the system takes the corresponding rent from the tenant's account and deposits it in the account of the owner. If there is any problem with the collection, the system issues automatic notifications warning of the incident.

2.By making an automatic accounting entry (what we call 'recurring revenue') so that you have to check manually whether the collection has been made correctly.

3. Generating SEPA XML mandates file. The system generates the SEPA mandates file in XML format ready to upload to the bank and make the corresponding payments.

You can add taxes, withholding tax and generate the corresponding invoices.

You can automate the accounting entry of income by entering it as recurring income.

We have an automated collection system by which we generate a SEPA mandate that takes it from the tenant's current account and deposits it in the owner's current account..

How can I automate the allocation of property expenses?

Many of the expenses that a property has are recurrent, the community of owners, taxes, IBI, insurance, ... by adding an expense you can add the recurrence that has (daily, weekly, monthly, bi-monthly, quarterly, six-monthly, annual) and the system makes the accounting entry automatically.

How can I communicate between landlords and tenants?

We have a communications and incident management system through which managers/landlords/landlords can communicate by sending reliable messages of legal validity as well as attaching images or files.
